Ladera Ranch

Nestled in the foothills of the Orange County Saddleback is the premier master-planned community of Ladera Ranch, which can be accessed via Crown Valley Parkway to the west and Antonio Parkway to the north and south. The community was built in 1999 on land that was part of the 23,000-acre Rancho Mission Viejo cattle ranch, which was in turn originally part of a larger 200,000-acre land grant. Ladera Ranch currently encompasses 4,000 acres and is known for its well-planned neighborhoods, exceptional amenities, beautiful natural setting, and an unparalleled quality of life.

Ladera Ranch is composed of nine villages: the gated community of Covenant Hills, Avendale Village, Bridgepark District, Echo Ridge Village, Flintridge, Oak Knoll Village, Terramor Village, Township District, and Wycliffe District. Each of these villages contains a significantly large number of distinctive neighborhoods – over 70 in all. Housing options include mostly single-family residences, luxury mansions, and expansive estate properties, as well as townhouses and condominiums, many of which have scenic mountain or greenbelt views.

The Mercantile East and Mercantile West Shopping Centers is Ladera Ranch’s very own shopping district, located along the intersection of Crown Valley Parkway and Antonio Parkway. Mercantile East has over 35 retail, dining, and service outlets that include KFC, Kohl’s, McDonald’s, Pizza Hut, Staples, and Subway, while Mercantile West has over 40 shops that include Canopy Alley, Casa Ranchero, CVS Pharmacy, Supercuts, and Which Wich? Smaller retail centers like Bridgepark Plaza and the Terrace Shops can be found at the western and eastern end of Ladera Ranch.

The Ladera Ranch Waterpark, also known as Terramor Aquatic Park, is a major attraction in the community. Its main feature is a large pool area with water sprays and a big red bucket that dumps water into the pool every three minutes, plus smaller splash & play areas. The waterpark is only open from Memorial Day weekend until Labor Day weekend each year.
